What makes our company stand out in the real estate community is our well organized approach to each aspect of real estate principles and practices. We pay special attention to weekly written reports regarding our listings and sales, schedule resource speakers to address pertinent real estate topics, conduct regular training sessions and more importantly conduct quarterly evaluations of our real estate services.
Appraisals
Fast efficient opinions of value are generated utilizing the most modern approaches available. This service includes, but is not limited to, the use of the multiple listing system, up-to-date computer software programs, community resource persons as well as any additional modern approaches and techniques as they become available.
Broker's Opinion
An abbreviated approach to estimating the value of real property. Usually a price range is provided to the client after a drive-by look at the property in question.
Property Management
Our policy is to collect all rent monies on the first of each month. A late fee is assessed after the fifth and the fifteenth of the month. Our property management fee is 12% of all rents collected. In addition, all advertisement charges are paid by Jim Simmons & Associates Realty, Inc.
We have found, throughout the years, that tenants appreciate availability. For example, they respond more positively to those managers who are there when needed most. This response is measured through prompt rental payments (the bottom line). Air conditioners, heat units, roofs, bathroom fixtures and other essential home components tend to fail at the most unusual days and times. Subsequently, due to our twenty-four hour daily answering service, we are much more accessible than most companies, if not all.
